Rarely. Airbnb's Smart Pricing is a baseline tool, not a revenue strategy. We override it with our own pricing engine for most listings, and only fall back to Smart Pricing when the platform tool genuinely outperforms for a specific property.
We tune Instant Book per listing: guest requirements, minimum trip length, and booking window. Instant Book gives a ranking lift, but the settings have to match the property's risk profile. Not every listing should be Instant Book.
We match the policy to the property's market segment. Flexible for high-competition short-stay markets, Firm or Strict for premium properties with higher cancellation risk. Every change is tested over a 90-day window.
